Once we understand your property requirements and with our comprehensive knowledge of the local area, we will make your purchasing process as simple as possible. Our experienced listing team of property finders are continuously scouring the local area seeking out property bargains as well as all the new off plan developments and the latest villa projects.
Firstly, we will search for the perfect property. We sell every new off plan development as well as resale properties from our internal property sharing system.
Should you need finance we can introduce you to independent mortgage advisors at Fluent Finance Abroad who will search for the best mortgage arrangement that suits your requirements. Mortgage offers will vary on your country of residence. Please talk to our expert as there is conflicting information on the internet, though generally a UK buyer or EU Resident can borrow up to 70% of the property valuation made by the bank. For non-EU residents’ banks will generally lend up to 50% of the property valuation.
Once you have found the perfect property, we can introduce you to lawyers who will make all the necessary searches on the property you are buying, making sure there are no outstanding community fees, council tax and debts etc. Most of the law firms here charge 1% of the property purchase price and we recommend Martinez Echevarria as being the 5th largest law firm in Spain. They also speak every language and have offices up and down the coast and throughout Spain. As a referral from CDS Property we have an arrangement with them that they will also change all the utility bills into your name, free of charge, where most companies would charge you extra. Trying to do this yourself if you don’t speak the language can be sometimes frustrating and very time consuming!
We can also recommend currency brokers who will save you hundreds if not thousands of euros on your property purchase transaction. Smart Currency Exchange offer peace of mind when you are buying or selling a property, or other asset, in Spain. The exchange rate is an unstable factor over which you have no control. A change of just 1% in the pound/euro rate alters the price of a €150,000 property by over £1,000.
Between putting down a deposit on a home overseas and paying the balance, the exchange rate can change by 5, 10, even 20%, making the price in pounds perhaps tens of thousands more expensive.
Should you wish to rent your property out, CDS Property have a sister company called “One Stop Property Management CDS S.L”. Here they will Rent your property, long or short term, arrange all the necessary licences, meet and greet clients, arrange airport pickups, organise cleaning and laundry, organise internet and TV providers etc, the list is endless! They also offer annual management packages where they will do monthly checks on your property, arrange cleaners before and after you visit, so you don’t spend the first and last day of your holiday cleaning! If the property you purchase needs modernising a little, such as painting, a new kitchen or bathroom or even a total refurbishment, we can introduce you to bilingual builders who not only carry out the work, they will also project manage the work if you are out of the country keeping you regularly updated with photos and emails.
If your property requires new furniture, we can recommend companies that provide furniture packages to complete interior design.
